Constellation Real Estate Partners to Build Massive Spec Project in Northwest Houston
Constellation Real Estate Partners, known for investing in logistics properties, has announced plans to begin construction in July on Constellation Mills Road, a 422,452-SF project in northwest Houston.
The industrial development will occupy 37 acres on Mills Road and is expected to be finished by Q2 2027.
JW Fields, Partner at Constellation Real Estate Partners, stated, “Constellation identified the opportunity and coordinated with multiple government agencies to execute a complex assemblage with four owners. The Northwest Houston submarket has strong fundamentals with leasing demand surpassing supply.”
The listing team for marketing and leasing Constellation Mills Road will be led by John Ferruzzo, William Carpenter, Woody Hillyer, and Jax Rawlinson of KBC Advisors.
Constellation Mills Road will consist of one cross-dock building totaling 334,447 SF and one front-loading building totaling 88,005 SF. It will offer clear heights of 32 to 36 feet, 268 car parking spaces, and 91 trailer spaces.
Last year, Constellation Real Estate Partners also revealed plans to construct a 240,041-SF speculative industrial building near the Port of Houston, outside Beltway 8 in Pasadena. Additionally, they previously built a 285,000-SF warehouse on 23.3 acres in northwest Houston.
