SELECTIRENTE, the specialized real estate company in local commercial properties, has announced five new acquisitions since the beginning of the year. This includes a portfolio of three shops in Paris (XIV), Rueil-Malmaison (Hauts-de-Seine), and Bordeaux (Gironde), and two others individually in Paris (VI) and Lyon (II). The total amount of these investments, leased to leading brands in high-density city centers, amounts to nearly 4 million euros for an immediate yield of 6.1%, with conservative rents compared to market rental values.
Acquired for 1.8 million euros and covering an area of 230 square meters, the portfolio includes a property on Avenue du Maine in Paris, near Gare Montparnasse, currently leased to Marionnaud; a property leased to FRAM in Rueil-Malmaison on Rue Paul Vaillant-Couturier, a commercial area near the town hall; and a property in Bordeaux occupied by Societe Generale on Cour Aristide Briand, close to Place de la Victoire.
The two other shops are located on Rue Dauphine in the tourist district of Saint-Germain (VI), known for hosting a significant number of independent and international brands; and in Lyon on Rue des 4 Chapeaux (II), in the heart of Presqu’ile, a street experiencing increasing commercial activity in recent years and hosting many high-end brands.
Acquired for a total of 2.1 million euros, they are leased respectively to a fast-casual restaurant specializing in poke bowls and a Lyon-based personal equipment brand with three other stores and an omnichannel strategy.
Since the beginning of the year, SELECTIRENTE has been actively involved in several other acquisitions in Paris and major French cities, and remains ready to seize other opportunities thanks to its current financial resources.
