SELECTION: SELECTION continues its investment dynamic with the acquisition of five local shops in the city centers of Paris, Rueil

SELECTIRENTE, the specialized real estate company in local retail properties, has announced five new acquisitions since the beginning of the year, including a portfolio of three shops located in Paris (14th), Rueil-Malmaison (Hauts-de-Seine), and Bordeaux (Gironde), and two others individually in Paris (6th) and Lyon (2nd). The total amount of these investments, leased to leading brands in high-density commercial city centers, amounts to nearly 4 million euros with an immediate yield of 6.1%, featuring conservative rents compared to market values.

Acquired for 1.8 million euros and covering an area of 230 square meters, the portfolio includes an asset located on Avenue du Maine in Paris, near Gare Montparnasse, currently rented to Marionnaud; an asset leased to FRAM in Rueil-Malmaison, on Rue Paul Vaillant-Couturier, a commercial street close to the town hall; and an asset in Bordeaux, occupied by Société Générale and located on Cour Aristide Briand, near Place de la Victoire.

The other two shops are situated on Rue Dauphine, in the touristy area of Saint-Germain (6th), known for hosting a significant number of independent and international brands; and in Lyon, on Rue des 4 Chapeaux (2nd), in the heart of Presqu’île, a street with increasing commercial activity in recent years and home to many upscale brands.

Acquired for a total of 2.1 million euros, they are leased respectively to a fast-casual restaurant specializing in poke bowls and a Lyon-based personal equipment brand, operating in three other retail locations and implementing an omnichannel strategy.

Since the beginning of the year, SELECTIRENTE has been committed to several other acquisitions in Paris and major French cities, ready to seize more opportunities with its current financial resources.
